GREENVILLE — Plans for a 60-unit motel to be built on the shore of Moosehead Lake were unveiled this week at a public hearing in Greenville.

John Flynn, an agent for East Cove Associates, has asked the Greenville Planning Board for a special-exception building permit to allow the construction of a motel on the site of the old Atlas Mill off Dominion Street. The property is owned by the United States Trust Co. Holding Corp. of Boston, Mass.

Flynn could not provide a list of the officers of East Cove Associates when asked Thursday. He said the entity was in the process of being organized. He did say Leeward Management Co., the firm involved with the Kineo resort project, would manage the proposed motel.

The Planning Board will review Flynn’s preliminary application, with contingencies for sewage and traffic, on Wednesday, Oct. 9. Flynn also will need to obtain state and federal permits for the project. No formal application has been filed with the state Department of Environmental Protection.

Flynn’s project could hinge on whether he gets approval to hook into the Moosehead Sanitary District sewer plant. The district is near capacity and has other requests to consider besides Flynn’s.

Greenville Code Enforcement Officer Sharon Libby Jones said Thursday that the land proposed for the project was not suitable for a subsurface waste-water system.

Concern was expressed about traffic that would be generated by the project and the fact that some improvements would need to be made to Lawrence Avenue. Town Manager David Cota estimated that the improvements, which would call for the addition of sidewalks and underground storm-water drainage, would cost $30,000.

The project has received the support of the Greenville Economic Development Office, the Moosehead Lake Restaurant Association, Moosehead Lake Region Chamber of Commerce Executive Director Donna Moreland, and Cota.
