BANGOR – The developer of the Main Street Shaw’s supermarket is looking to add a 10,000-square-foot expansion onto the existing building.
The City Council at its Monday meeting is expected to sell Portland-based developer the Boulos Co. a vacant city-owned lot on Walter Street to give the company the final parcel needed to embark on the expansion plans.
The council’s business and economic development committee this week recommended that the full council approve the sale for the developer’s offer of $3,354, slightly more than the land’s assessed value.
Joe Boulos, president of the Boulos Co., said Thursday the company’s decision to expand the 57,000-square-foot store was a direct result of its popularity.
“The store’s been extremely successful,” Boulos said. “It’s really been a success story for a downtown, urban store.”
The expansion plan, which has yet to be submitted to the city, still needs planning board approval before construction can begin. Boulos said if all went according to plan, construction could begin in the fall.
The purchase of the Walter Street lot would complete the company’s efforts to buy property in the neighborhood, according to Boulos, noting that the company has already purchased or has options to purchase about a dozen other properties on Walter, Hellier and Parker streets.
Boulos said the site plan likely would entail moving Hellier Street to the northwest to accommodate the expansion.
A portion of Parker Street also might have to be relocated or discontinued, city officials said.
The Main Street Shaw’s supermarket opened in 1996.
Announced in late 1994, the Shaw’s project had to overcome some hefty obstacles before the construction crews moved in.
Fourteen buildings in the neighborhood were torn down, and not without a fight. The owners of Perry’s Restaurant filed suit to try to stop the city from taking the properties by eminent domain, although a settlement was reached.
