Kenduskeag subdivision gets planning board OK to proceed

KENDUSKEAG – Development of a subdivision on Route 15 can begin after the planning board approved a preliminary application Thursday for Kenduskeag Valley Realty Trust of Houlton to create a 63-acre building lot.

The board will decide whether to award final approval at its June 17 meeting, but developer David Griscon said all 14 lots in the proposed Kenduskeag Mill Acres could be nearly ready to sell by then.

Approximately 5 acres each, the lots would sell for roughly $30,000 apiece to buyers interested in constructing single-family homes, he said.

The currently undeveloped parcel will provide a convenient location for Bangor residents looking for a quieter place to live, Griscon said. A road will be constructed off Route 15 to serve the lots and will be maintained by the town, he said.

Any project that will make money for Kenduskeag is worth supporting, said resident Tim Byers, who lives across the road from the proposed subdivision.

“I’m a total advocate of anything that can generate tax revenue,” he said during the public hearing portion of the meeting.

“It’s a gamble. You don’t know if people are going to buy the lots,” Griscon said, adding that he plans to build his home on land within the parcel.

The subdivision would be the fourth in 10 years in Kenduskeag, so it’s too soon for residents to worry about their town being overdeveloped, Griscon said.

“Subdivisions aren’t a bad thing,” he said. “They’re not a blight.”
