Decision expected on Beaver Cove subdivision

BEAVER COVE – A recommendation regarding a proposed 70-lot subdivision in Beaver Cove could be presented to the Land Use Regulation Commission for action next month.

Hank McPherson of Hermon, working as Burnt Jacket LLC, has asked LURC for a zone change on 246 acres of land in order to subdivide and sell 70 lots in an area known as Burnt Jacket, north of Greenville.

Thirty of the lots will be on Moosehead Lake, and 40 will be hillside lots with a view of the lake, if the zone change is approved. The landowner also has plans for another 80 lots on the 1,700 acres he owns.

Scott Rollins, LURC’s division manager for permitting and compliance, said Tuesday the staff hopes to present a recommendation to the LURC board at its June 7 meeting in Dover-Foxcroft.

“There was a lot to this application, and one thing we needed to make sure is that it met our criteria,” Rollins said. “We want to make the right decision.”

Staff members have been scrutinizing the plan and weighing the comments that were made at two public hearings and in letters, he said.

The proposed development, one of two separate development proposals for the Moosehead Lake region, has generated significant interest. The Natural Resources Council of Maine, the Moosehead Region Futures Committee, RESTORE, and Beaver Cove residents represented by attorney Matt Manahan of Portland filed for intervenor status in the process.

Plum Creek Timber Co. also has submitted an application for a zone change in order to develop about 1,000 house lots and two resorts around the lake. That concept plan also is under review by the LURC staff for a recommendation later in the year.
