Planners approve two gas station projects in Bangor

BANGOR – A pair of gas station projects received the green light this week from the city’s planning board.

But while an expansion at the Irving Oil Corp. project at 301 Odlin Road won unanimous approval, a project planned by Dead River Petroleum Co.’s Main Street location raised questions because of the relatively small site and concerns that any spilled fuel might make its way into the city’s wastewater treatment system.

Irving, which received conditional use approval, is gearing up to tear down its Odlin Road carwash and small convenience store and replace it with a larger store. The company also wants to install additional gas pumps and a vacuum island.

The Dead River project, which calls for replacing a gas station and convenience store near the corner of Main and Walter streets, also was approved, although not in a unanimous vote.

Board member Laura Mitchell voted against granting Dead River conditional use approval because she did not think the company’s plan, as proposed, left enough room for eight fueling positions, pedestrians, parked vehicles and vehicles entering and leaving the site, located near Shaw’s Supermarket.

She also didn’t like the fact that any spilled fuel could end up in the city’s wastewater treatment system.

Nathaniel Rosenblatt voted against conditional use approval because he did not think the applicant had met the criteria.

Dead River plans to raze its 1960s convenience store and an adjacent apartment building, improve the site, and construct a new building that will house a convenience store and gas sales at 387 and 395 Main St.

The city’s engineering office reviewed the technical aspects of the site plan, and found them acceptable and consistent with engineering standards.

Also during the meeting, the planning board granted:

. Louis Moleon final approval for a minor subdivision at 390V Kittredge Road. Moleon plans to create a two-lot residential cluster subdivision on a 32.8-acre lot, of which 28.4 acres, or 87 percent, will remain open space.

. John Harris preliminary approval for an eight-lot residential cluster subdivision at 2045 Ohio St. The subdivision is proposed for a 26-acre parcel, of which about 8 acres will remain open space.

. Libby Brothers Inc. site plan approval for a pair of two-story apartment buildings with four units each and related site improvements at 325V Husson Ave. Approval is conditioned upon the developer’s obtaining an easement to a private sewer line on an adjacent property.

. John C. Cousins III site plan approval for a 1,800-square-foot storage and warehouse building at 1172 Hammond St., between the two entrances to Target Industrial Park. The building will house storage space for Atlantic Designs, a kitchen and bath carpentry business, and for a wholesale bakery distribution facility with thrift store.
