ROCKLAND – The City Council on Monday in a 3-2 vote approved a conditional rezoning request for the corner of Maverick and Camden streets to allow construction of a Walgreens Pharmacy.

Councilor Deb McNeil and Mayor Hal Perry opposed the proposal. Councilors Eric Hebert, Brian Harden and Tom Malloy voted in favor.

The council’s action came after nearly four hours of public discussion Monday and six months of meetings and debates on the issue.

Walgreens still requires planning board approval.

In June, Kevin Bunker, consultant for Walgreens developer WAG Pharm Development LLC, submitted a revised plan that included a 20 percent reduction in the footprint of the store from its original 14,326-square-foot proposal to 11,500 square feet. The new proposal added a second story of 2,500 square feet and increased a landscaped buffer area on the south side of the lot.

The biggest criticism facing WAG Pharm’s project has been its potential impact on the nearby residential neighborhood, in particular the anticipated increased traffic in the area.
